What does it really mean to you as a Seller? As you know, interest rates continue to be low, and even though more strict risk management policies are being implemented by banks to make sure less people face foreclosure down the road, the rates are very attractive. On the other hand, people who did not sell their homes in 2005 or 2006 expecting their properties to continue to increase their value want to sell. It is not that they will lose money. Let's say that they will gain less. After all, they have enjoyed those properties while living in them, or they have received the product of renting them.
What you, as a seller need to find out is the best way to position your house in the market. What is the Marketing Strategy offered by the Real Estate Agent you want to hire? How can you determine the right asking price? If it is too high, you will unfortunately not see enough activity and will not receive any attractive offers. And the longer your property sits on the market, the less attractive for buyers and their agents.
Selling Residential Real Estate is not too different from selling any other product or service. You have the customers (buyers), the product (your home), the competition (other similar homes in your neighborhood), and you need to determine the price and highlight the benefits/attributes of your home (product).
What makes the sale of Residential Real Estate special is the pshycological component of it. Financial aspects aside, buyers are looking for a place where they will hopefuly live many years in, where they will place their personal effects, their memories, their furniture, create new memories. A place where they will see their children grow or where they will entertain family and friends.
In the recent past, it was very common to get multiple offers in properties even for homes that were not exactly in the best shape. Real Estate agents had to explain to potential buyers how they could improve details in the home, since the seller usually would not have to offer to make those repairs. Today, with the large inventory, sellers need to make sure their homes are in good shape and within a reasonable price to attract buyers.
